We aim to establish your requirements and provide you with any guidance required to achieve an agreed proposal by the end of our visit. We will inform you of any restrictions and restraints which may form part of the Planning or Building Regulations process and provide you with the fee for our services, depending on the work involved.

Once we have put together the existing details taken from the survey we will produce ‘initial design sketches’ of our proposals. These will be ‘tailor-made’ to your requirements and designed to make maximum use of the space available. They are then presented to you for your feedback, comments and approval, giving you full control of the final outcome of the designs. Finalised drawings are only submitted for approval once you are totally satisfied with our proposals.

To enable us to prepare useful and accurate drawings of your proposals we will survey the existing building. This generally involves measuring the internal and external dimensions of the building, taking necessary photos of external elevations and locating any existing drainage runs, boundaries, site restrictions, etc.

Statutory local authority consents are the permissions you must obtain in order to carry out the changes you wish to make to your property like single storey extensions, two storey extensions or any other major building alterations. We will complete and submit, on your behalf, the relevant consents for your project, from permitted development applications to planning applications, building regulations applications and other consents such as listed building consents, landlords consent, party wall act notices, etc.

During the application process it may be necessary to contact or to be contacted by various parties involved with the application proposals. This could be the Planning Officer, Building Inspector or even the administration team at the council offices. Whoever it may be, if this is your first experience in dealing with such matters it can be very daunting. Over the years we have gained a good working relationship with many local authorities which enables us to communicate and deal with queries quickly and efficiently.

All completed and approved drawings and associated documents will be printed and provided to you in paper format, along with your decision notices from the local authority, for your records. This will enable you to obtain quotations from builder’s should you not already have one appointed. The drawings will provide the builder with enough information to complete the build from start to finish.
